The house also had 32 original aluminum windows. During the home inspection, the inspector identified a few windows that didn’t open whether due to age or because they were painted shut. I thought “I just won’t use those windows to ventilate - no problem.” What I didn’t know/see until after closing was that none of them had any screens… My wife and I went a full year without opening a single window due to how many bugs/mosquitoes are in this region and it sucked so we had thought about just buying custom screens as a temporary solution. After a cold winter in which my HVAC struggled to get to 67 degrees at times, I knew I needed to do something before the upcoming 2023 winter and figured I’d start with replacing the patio door with the hole letting cold air come in/warm air escape. Also, I said that I might as well get window estimates at the same time so I could get an idea of how much that project would be too. I found Milcon and met the owner Matt through Thumbtack. Matt was incredibly responsive and we scheduled an appointment shortly after. The meeting was pleasant because he was extremely quick and efficient in getting measurements to provide me with an estimate while answering any questions I had. I had expected a long drawn out process/presentation that would take over 2 hours but Matt was in/out in under 45 min. In total, I had 11 different companies come by to provide quotes. Door brands included ProVia and ProVia only. Every single company offered ProVia doors as the go-to. Window brands included: ProVia Endure, Provia Aspect, Apex Insignia, WindowNation/Vytex, Slocomb, and Earthwise/RJT Industries. After comparing all options, I decided to sign a contract with Matt and Milcon for replacing all 32 windows, replacing patio door with a French door, and replacing another side entry door. I chose Milcon because: 1) Price vs Value 2) He offered a Lifetime Labor Warranty 3) Matt seemed like a man of his word. To dive deeper into each above: 1) My wife wanted black exterior windows instead of white - which I had no idea costs so much more than white. Adding color to Earthwise/RJT window frames cost about HALF the amount of the cost for adding color to ProVia Endure windows. When you have 32 windows, that difference adds up quickly and ultimately saved me about $5k off the total price of just adding color to windows compared to my 2nd best quote for adding black. Matt also provided a bigger discount for doing the entire door/window project together (rather than phasing them over time) than his competitors. 2) No other company offered anything close to this type of labor warranty. Most companies offered between 2 to 5 years. 3) Pre, during, and post-install, Matt has 100% followed through. As someone who admittedly who can be hard to deal with because I have very high expectations (along with having extreme water damage paranoia), I did have a few minor things that most homeowners probably wouldn’t ever notice/care about. But me being me, I called Matt back a couple times and he had no problem sending out his guys see what they could do. Speaking of “his guys” - I can’t speak highly enough of his installation crew led by Josh who has been installing windows/doors for 20+ years. Josh and his team worked hard and diligently during the entire time and did an amazing job on a difficult project that requires cutting out nailing fins/flanges behind siding. Caulk work was exquisite with perfectly smooth lines that look like they were done by a machine. I wouldn’t hesitate to recommend Matt and Milcon to any of my friends and family. I’ll definitely call Matt again for another project. NOTE: I ended up with Earthwise/RJT windows not because I thought they were the best performing or the highest quality (they’re neither) but because I thought they were above average and represented the best bang for your buck. A third floor bay window had rotted out, and birds and squirrels had started nesting in the holes. Carl came out within a couple of days, and quoted us a price on the window repair. He also pointed out that if the wood in one part of the exterior was rotting, then there might be similar problems lurking elsewhere, so he also looked at the rest of the wood trim. I was leery of being upsold, but Carl gave a low-pressure assessment, and each time he identified a potential repair he gave me convincing reasons and supporting evidence. We ended up also replacing the front and rear soffits, repairing the rear dormer, painting and caulking all the windows, and repairing the canopy over our front door. It was a lot, but I have no reservations about any aspect of the jobs.The wood that came out was clearly rotted, and all the new work looked much much better. Carl pointed out where wood trim had been replaced by the previous owner, and no additional work was needed. When one of the roof fixtures looked bad, Carl had it replaced at no extra cost. I’ve included before and after photos of the bay window, and a photo of the repaired front door. We were happy with the end result, and we feel that we paid a fair price. However we were most impressed by the professionalism of the workers. Exterior work is not too intrusive, but Saul and his crew made it absolutely painless. They were unfailingly considerate to our neighbors, from not blocking parking spots, to minimizing construction noise, to keeping their workplace neat and disposing of waste. They also kept us informed of their progress and let us know about any unexpected snags. We could not have asked for better. By their nature repairs have a limited upside. It’s hard to get too excited about fixing problems (though it *was* nice not to have to hear the critters romping around inside our walls). Overall we were very satisfied with the outcome, and we will go back to Carl with any future exterior work. On the strength of this experience we went with Carl and Mark Meredith for a bathroom renovation. That was a bigger investment and a more intense experience. We had an older bathroom with a rusted tub. We wanted a walk-in shower. We got two quotes. The Mark Meredith quote from Carl was for a complete tear-out and replacement. The other quote was about half the price. It was to replace the tub, toilet, and vanity, and to tile the shower and floor. Any other work — such as replacing subfloor, pipes, or wiring — would be “as needed” and extra cost. It was hard to compare, since we had no idea what problems might turn up during construction. We had to think about it for a while. Eventually we decided that since we plan to be in the house for the foreseeable future, we would go with the more thorough renovation. In retrospect I think we would have ended up with additional items on the lower quote, but it would have still come in quite a bit cheaper. That said, we don’t regret paying the higher price at all. Our experience with the Mark Meredith crew was exceptional. They were working in our home from 9 AM to 5 PM five or six days a week for a month. That’s a lot of time if you don’t get along. But the crew, led by foreman Dagoberto, was great. They began every work day setting up dropclothes to protect our floors and walls, and they ended every work day cleaning up any mess and neatly stowing their equipment. They were invariably friendly and polite. Dagoberto took great pride in his craftsmanship, and he explained all of the work, step by step. Not everything went as planned, and when that happened Dagoberto would consult us on the best path forward. Either Dagoberto or Alfonso was always available to answer questions or take requests. He name was Alexis and I enjoyed talking with he and he stayed and happily translated a lot of Spanish for me with the workers about little things. I was so impressed I had them do all of the siding. Again, more options and excellent setup. Job was even harder than the roof. This is a BIG house and the crew strained hard in the heat but they did a magnificent job and fixed a lot of issues along the way without nickeling and diming everything. Their foreman was superb even as he struggled to keep the numerous talents they needed staffed each day. They did the windows too and fixed anything that I asked for corrections to. I am very precise when I do my own fixes and they had no problem with it. All new gutters and they are flawless. It's like a whole new house and it has been rained on for a few months. I've had no problems. Neighbors comment all the time about how amazing it looks now. I would totally recommend Brax to them and I have many times.
